These Terms and Conditions govern the use of the website and the services provided by Green Property. By using the website or requesting our services, you fully accept the conditions set out below.
1. Scope of service
Green Property provides professional management services for properties used as short-term rentals, including listing on the main booking platforms, booking management, guest welcome, cleaning, routine maintenance and owner support. The specific features of each service are agreed with the owner in a dedicated mandate agreement.
2. Bookings and conclusion of the contract
Booking requests submitted through the website do not constitute automatic confirmation. A booking is finalised only upon explicit confirmation by Green Property and payment of any required deposit. Information on availability and prices may change until the moment of confirmation.
3. Prices, payments and security deposit
Prices are stated in Euro and are per night unless otherwise indicated. Cleaning fees, tourist tax and any additional services may be added to the total cost of the stay. An advance payment may be required at the time of booking; the balance and any security deposit are settled as communicated at confirmation. The security deposit, where applicable, is refundable at the end of the stay after the property has been inspected.
4. Cancellations and changes
Cancellation conditions depend on the rate selected at the time of booking. Non-refundable rates are not eligible for any refund. Any changes to the dates or duration of the stay are subject to availability and may result in price variations.
5. Guest obligations
The guest undertakes to use the property with care, to comply with the building regulations and the maximum number of occupants indicated, not to disturb the neighbourhood, and to return the property in the condition in which it was received. Any damage will be charged to the responsible guest.
6. Limitation of liability
Green Property operates with the utmost professional diligence but is not liable for disruptions caused by force majeure, by third parties (e.g. booking platforms, utility providers) or by improper use of the property by the guest.
7. Processing of personal data
Personal data is processed in compliance with applicable law (EU Regulation 2016/679 - GDPR). For further details, please refer to the Privacy Policy.
8. Governing law and jurisdiction
These Terms and Conditions are governed by Italian law. Any dispute shall be subject to the jurisdiction of the court of Milan, without prejudice to any mandatory consumer-protection provisions.
